This modular house offers a low cost solution to social housing problems; it can also be used as a base for offices, club-houses... Commercial and subcontracting partnerships are looked for with partners who master housing law, technics and regulations. Being well introduced in social housing or tourism is a plus.
Paris based French SME has developed a new concept based on environmental concerns for high quality construction and easy to move homes and/or small buildings. Those homes and small buildings are easy to move in less than 15 days, and they are totally adapted for social housing, even if it could be used for other purposes (offices, club-houses…). The concept system is based on very small walling panels, a standard of 1.25 x 2.50 m. It can be handled and carried by 3 people. There is no need for engine on the spot. So it is an easy fastening system which, combined with the small size of panels, allows quick assembling and dismounting. The concept also allows bespoke conception and faithful adaptation with architectural project. It offers the possibility of moving places very easily. One extra plus is the possibility at any moment of changing the destination of the space according to specific needs. The SME offers housing models of various sizes (20m2, 40m2, 60m2…) and architectural styles. The model can be delivered completely finished or with interior design being taken care of by the client. The SME has also developed a software just in order to help its clients in designing the house-to-be. The device itself generates instructions to prepare the bespoke project. In France, this concept has been used in case of grounds being unoccupied for a limited period of time, which allowed to install social housing during the time the ground was empty. Commercial partnerships are looked for with partners who master housing law, technics and regulations. Those partners will sell the houses and small buildings. Being well introduced in social housing and/or tourism, is an actual plus. Subcontracting partnerships are also looked for because once the concept will be sold, the parts of the house will have to be assembled by qualified people that the SME will train.
Innovations and advantages
The main innovation is the possibility to move the house quickly, cheaply and easily, combined with quality, both on the architectural and sustainable-development levels. The advantages are : - Possibility of setting up the building on various ground lots along different periods of time, according to availabilities; - Environmental prescriptions : all materials used for building are natural or recycled; - Energy consumption : very low because of a very good insulation; - Easy to connect to water and electricity networks, - Building phase : short (15 days), “clean site” (no cement, no concrete), no waste left; - Moving : short (10 days), “clean site”, no waste left, groundwork taken away, - Interesting price (starting 1600€/m²).
Current stage of development
The proof of concept has been validated and implemented: A first 40 square meter prototype was built in Paris and left on show for 3 months (May July 2014). Taken to pieces it was then rebuilt at the request of a municipality in the suburbs as a home for a family of 3. At the present stage, the SME has developed different offers: A 60 square meter lounge for a horse race training club; 3 housing projects for private owners, 2 new projects for a Non Governmental Organisation for social housing.

Type of partner sought
Commercial partners sought who have specific experience in the same field (with environmental concern) and who master building legislation i.e. architects offices and design offices. Those partners will sell the houses and small buildings. Being well introduced in social housing and/or tourism, is an actual plus. To maintain the environmental friendly aspect of the concept, the partners might have to look for local subcontractors to build the parts of the house according to the requirements of the French company. The parts are built so far in France but to avoid transports costs, it could be of advantage to have local manufacturers. These subcontractors should master housing state-of-the-art. Besides, subcontractors are also sought for assembling locally the parts of a house once it has been bought.
